Choosing the right property is vital to becoming a successful property investor. Many properties are now marketed specifically to investors, and increasing numbers of people are choosing to acquire a buy-to-let property as an alternative to a traditional pension fund.
I agree that property can be a fantastic investment. Chosen carefully, it can achieve a higher yield than bonds and can be less volatile than equities. However, the key words here are – chosen carefully! Don’t do it without sound, expert advice from someone who knows the local property market exceptionally well. People rarely take important financial business decisions without independent advice or thorough due diligence. Buying an investment property should be considered in the same light.
It is important to remember that an investment property that works for one person may not work quite as well for another. It depends very much on your personal situation, your attitude to risk, your access to finance and how long a game you are willing to play. Some investors will be driven by the potential for capital growth, whilst others are more concerned about annual income and an easy exit strategy if necessary.
